The Global Real Estate (GRE) team consists of more than 400 employees, executing 13,000 capital projects per year globally totaling nearly $2 billion a year in design, construction and capital investment.

POSITION SUMMARY:

  • Full responsibility for managing all aspects of strategic initiates, new development projects.

  • Prepares strategic plans for project success.

  • Responsible for the coordination of all project efforts, administrative and technical, to assure the most efficient and cost-effective execution of assigned projects.

  • Serves as key contact with clients to bring projects to completion on schedule, within budget and with maximum client satisfaction.

  • Provide oversight to enable Design and Construction to operate with credibility throughout the organization around centralized and high quality reporting, budgets and project scheduling.

  • Leverage best practices to enable the team to deliver on their core roles.

  • Establish and implement operational efficiency in reporting, productivity and accountability in project and internal meetings, and overall project execution.

  • Coordinate the development of priorities for new technologies and tools to streamline project planning and delivery.

  • Assist function had in overseeing administrative aspects of hiring, performance management and staff resource planning for the department.

  • Assist function head in overseeing all reporting financial matters of the department ensuring adequate budgeting, financial reporting, management analysis and controls are in place.

  • Act as a key advisor to Managing Director in managing the function to achieve desired strategic initiatives.

KEY ACCOUNTABILITIES:

  • Oversee the detailed planning and execution of the major initiatives, maintain the appropriate oversight and governance, ensure clear roles and responsibilities, eliminate redundant processes and drive transparency throughout the organization. Develop and initiate specific action plans designed to meet the major initiatives outlined each year as part of the team’s objectives.

  • Ensure that strategic initiatives and new developments are completed within budgets and schedules, while meeting business needs, objectives and design guidelines. In addition, responsibilities include developing / reviewing schedules, cost estimates and documentation for projects as well as overseeing key relationships with consultants, architects, engineers and team managers.

  • Implement improved reporting of key project schedule and spending information utilizing available technology. Leverage technology and information sources to establish accurate and timely reporting capability to all concerned parties and lines of business as stakeholders. Leverage such reporting functions in conjunction with the Project Management Organization (PMO) within GRE.

  • Provide input and due diligence to qualify CERP and other capital approval requests.

  • Ensure the “Project Manager as Owner” concept is fully operational. Ensure information sharing among appropriate team members is based on current reality and is timely.

  • Operate within established various human resource policies and systems needed to adequately staff all department functions ensuring full and best utilization of all current talent. Coordinate any recruiting necessary with department heads and HR to ensure a high caliber work force is hired. Ensure other human resources practices, such as performance reviews and salary reviews are conducted in a timely manner within the department. Provide counsel to management level employees on the application and implementation of such policies and systems.

  • Assist with all regional project manager resource planning, ensuring the right staff is assigned to the right projects; coordinate with heads of operations to ensure their project management needs are being met. Ensure staff is able to transition to new projects on a timely basis.

  • Maintain strong working relationships with internal colleagues and external sources who can provide effective support, counsel and guidance in GRE operational matters.

  • Bachelor’s degree required; Master's degree is a plus

  • 20+ years of experience in major project management/development as Project Director/Senior Project Manager across the entire lifecycle – design to commissioning

  • Significant delivery experience of technically complex projects that are $200 MM in construction value and geographically diverse

  • Deep knowledge of major-projects management

  • Irrefutable track record of delivering significant and sustained impact, including a documented record of achieving on-time, on-budget, and high quality delivery

  • Deep knowledge of means and methods for engineering, contracting, procurement, construction, practical experience with construction management is critical

  • Experience negotiating with and managing multiple stakeholders

  • Exceptional problem-solving, analytical, and performance management skills

  • Strong understanding of project and sector economics

  • Leadership and influencing ability to inspire project culture, and motivate contractor performance

  • Able to get buy-in and commitment from internal stakeholders, and willing to make critical decisions

  • Requires strong interpersonal, communications and staff management skills as well.
